Contract Summary
  1. All under warranty.

  2. $22.00 / sq. ft. base rent

    1. includes HVAC, sprinklers, core and shell

    2. can change to accommodate higher build out, if needed

  3. $6 to $6.25 / sq. ft. operating expenses

    1. maintenance, snow, property management, janitorial, landscaping, etc.

  4. Internet and phone not included.

  5. Electricity separately metered and not included.

    1. lights go off automatically when you leave the room

    2. LEED certified building - cost likely $0.40-0.50/sq. ft. 

  6. Build out of $30 / sq. ft. for longer leases of 10-20 years

    1. Can write in clause for a 20 yr lease that the landlord will install new carpet/paint at 10 years.

    2. Right to alterations in 10 years are up to us. Needs to be to code though.

    3. Can put our logo outside of our suite at our expense.

    4. Can add 8% ameritization rate for any addition fees over $30/sq. ft. 

  7. Not included

    1. Furniture

    2. Electrical fixtures

    3. Cabling/drops for internet

    4. Real estate tax 

    5. Clean up after trainings IF we do not put all of the trash in one location
